Other ala carte Inspections are available for an add’l cost:

• Termite Inspections – If you are getting a VA Loan, we can have our Termite Company perform the VA Termite Inspection and bill the seller for the termite inspection.
• Radon Testing – Ohio tends to have higher Radon levels. Add in upgrades since as add’l insulation, double or triple pane windows and finishing the basement, can lead to higher levels of Radon.
• Level 2 Chimney – Whether you plan on using a fireplace or wood stove, the exterior chimney chase and flue are still out in the elements and can deteriorate over time. Having a Level 2 Chimney Inspection is greatly needed for peace of mind.
• Well/Water Quality & Quantity Testing – Well Q&Q testing is vital to knowing the condition of your water supply. Quality testing should be done at least yearly.
• Sewer Scope Inspection – As houses get older, the chance for sewer issues increase, especially when there is a large tree in the front yard. Sewer scope inspections are important due to the cost of repairing and to reduce the possibility of house flooding.
• Indoor Air Quality Testing – Knowing the quality of the air you and your family are breathing is important, especially if someone in the home has respiratory issues.

Sewer Scope Inspection 

The best way to carefully inspect the sewer line is with an advanced plumbing camera. Getting a Sewer Scope Inspection is a very good investment, especially if the house is old and or has large trees in the front yard. This can identify a cracked drain line or intrusive tree roots. Also, the SewerGard 90 day warranty will be increased to a Full Year of Coverage!

 

Visible Mold Evaluation

A further investigation for visible mold throughout the house.

 

Infrared Scan

An infrared thermography camera is used to assist with the interior inspection and to identify issues that otherwise may not be visible to the naked eye.

HEALTHY HOME INSPECTION PACKAGE #3

Our most comprehensive inspection package! Includes all services from packages #1 and #2, along with Indoor Air Quality Testing, with a reduced add’l sample cost.

 

Indoor Air Quality Testing

Two indoor air samples are taken to identify molds and allergens in the breathing air and sent to PriorityLabs. An Easy to Read Digital Report will be issued typically within 2 business days. (add’l samples are $50/samples)

When You should consider an Indoor Air Quality Test:

• When a recent or past water event is suspected
• A “musty” smell is noticed
• An occupant of the home is predisposed to respiratory distress
• Recent mold remediation took place and You want to verify the effectiveness.
